Development

McCarthy Cook has successfully developed land infrastructure, office, medical office, medical research, retail, health club and parking facilities and continues to evaluate development opportunities on an “as-needed” basis. To date, MCC and its joint venture partnerships have completed approximately 600,000 square feet of development with a pipeline of 1.5 million sqft.

Office Development

Stonecrest – San Diego, CA
MCC received entitlements for two phases totalling 250,000 sqft but sold the property after completion of Phase I. MCC secured 100% pre-leasing during construction.

Mixed-Use Development

Metro Center at South Coast – Costa Mesa, CA
MCC developed a 51,000 sqft fitness center, two 8,000 sqft restaurant pads, a 4,000 sqft retail center and two parking structures on the site of the Metro Center at South Coast campus.

Life Science / Medical Office Development

Berry Building Addition at China Basin – San Francisco, CA
MCC completed the construction of a 2-story life science addition. MCC converted 190,000 sqft of residential and office entitlements into 175,000 sqft of R&D/office. Two stories and an interstitial space were built atop an existing 3-story structure and seismically retrofitted using base isolation technology. The Berry Building Addition has received numerous awards in recognition of its first-of-its-kind design and development.

UCSF Sandler Neuroscience Center – San Francisco, CA
The Neurosciences Building is a five-story research facility that was built on Block 19A in the Mission Bay Campus in San Francisco. The uses include laboratory, supporting office, a vivarium and clinic and teaching spac on the first level. With a project budget of $190 million, the project was delivered under an innovative procurement method whereby the building was developed under a 30-year ground lease, bond financed, built and leased back to the University. UCSF went through an extensive selection process with (15) teams responding and the McCarthy Cook/Edgemoor, Skidmore Owings & Merrill team winning the assignment. The building was built under a fast-track method with a 24-month design and construction period.

Research/Lab Space at China Basin – San Francisco, CA
MCC has leased and managed the build-out of over $45 million and 200,000 sqft of research/lab space at China Basin, including imaging clinics, MRI, CT and x-ray modalities, wet, dry labs and radio/chemistry labs, an 85-ton cyclotron, pharmacy labs, operating room and training facilities.

Residential Development

Symphony Towers – Costa Mesa, CA
MCC, in conjunction with its partners, received approval of entitlement conversion from hotel to residential. Site plan and development model completed to build two high rise condo towers.

Miscellaneous Development

Subterranean Parking Structure at China Basin – San Francisco, CA
MCC, managed construction of a $6 million, 345 car, subterranean parking structure at China Basin. The build-out required BCDC approval, variances from the City of San Francisco, removal of hazardous materials and ocean water, relocation of telecom systems and other infrastructure and the installation of a new foundation system. The new structure was developed to dramatically improve the leasability and seismic integrity of the overall project, resulting in a lower PML and improved valuation.
